Commercial EPC for North & North West London Properties
Get a Commercial EPC for Your Property
If you’re a property owner, letting agent, or landlord planning to let or sell your commercial building, we can help. With fast turnaround times and local assessors covering London and Hertfordshire, we can get your commercial property assessed rapidly.
A Commercial Energy Performance Certificate or EPC is a legal requirement and needed before a commercial property can be put on the market. An EPC summarises the survey of a qualified energy assessor which tells you how energy-efficient the property is.

Commercial Energy Assessment Explained
Our commercial EPC surveys are more detailed than domestic ones and usually involve creating a 3D model of your building using specialist software like Design Builder or IES. One of our qualified Non-Domestic Energy Assessors (NDEA) will carry out the survey, and when you book, we’ll ask a few questions to determine the right assessment level for your building.
During the survey, we’ll take measurements, photographs, and detailed notes on your building’s construction, heating, ventilation, and lighting, however, we don’t assess any industrial processes inside. After the visit, we process the data and create a full 3D model to calculate your EPC rating using the Simplified Building Energy Model (SBEM) methodology.
You’ll receive your commercial EPC along with a recommendation report highlighting ways to improve your building’s energy efficiency.
Commercial EPC & MEES Compliance
Since April 2023, all commercial landlords in the UK must ensure their properties meet the Minimum Energy Efficiency Standard (MEES) — a minimum EPC rating of E — for both new and existing leases. Failure to comply can result in fines of up to £150,000 depending on the rateable value of the property.
A valid commercial EPC is the starting point for demonstrating compliance. Our assessors can advise on cost-effective improvements to bring your property up to the required standard. For full details on MEES obligations, see the government guidance for non-domestic private rented properties.
All our Non-Domestic Energy Assessors (NDEAs) are accredited through Elmhurst Energy, one of the UK’s leading accreditation bodies for energy assessors.

How much does a commercial EPC cost in North London?
+

Contact us with your postcode and floor area for an accurate quote.
How long does a commercial EPC take?
+
Once we have visited your property, we typically produce the EPC and Recommendation Report within 3–4 working days. The on-site survey itself usually takes 1–3 hours depending on the size and complexity of the building.
Is a commercial EPC a legal requirement?
+
Yes. A commercial EPC is required by law before a non-domestic property is sold, let, or newly constructed in the UK. This has been a legal requirement since January 2009. Failure to obtain a valid EPC can result in financial penalties enforced by the local authority.
What types of commercial properties do you assess?
+
We assess all types of non-domestic properties across North and North West London, including:
- Offices and co-working spaces
- Retail units and shops
- Warehouses and industrial premises
- Restaurants and takeaways
- Care homes and healthcare facilities
- Hotels and leisure buildings
- Mixed-use and new-build commercial properties
What is SBEM and why is it used for commercial EPCs?
+
SBEM (Simplified Building Energy Model) is the government-approved methodology used to calculate energy performance in commercial buildings. It models factors such as heating, cooling, ventilation, lighting, and insulation to produce an accurate EPC rating from A to G. All commercial EPCs in the UK must be produced using SBEM or an equivalent approved method.
Do commercial properties in North London need to meet MEES?
+
Yes. Since April 2023, all commercial leases (including existing ones) must meet the Minimum Energy Efficiency Standard (MEES) of EPC rating E or above. Landlords with properties rated F or G cannot legally let them without first improving the energy efficiency or registering a valid exemption.
What areas of North London do you cover?
+
We cover all N and NW postcodes, including Camden, Islington, Haringey, Barnet, Enfield, and Brent, as well as Hertfordshire and surrounding areas. See the full coverage map above, or contact us with your postcode for confirmation.
Everything You Need to Know
Booking a commercial EPC survey with us is simple, but there are a few important things you should know before getting started, including whether your property even needs an EPC. Here’s a quick guide to help you prepare.
- Places of Worship are generally exempt.
- Temporary structures with planned use under 2 years don’t need an EPC.
- Detached properties under 50m² usable floor area may be exempt.
- Properties with a valid demolition order in place are exempt.
- “Low energy demand” properties (e.g., agricultural barns) are technically exempt, but this exemption is unclear and not currently applicable.
- Property postcode
- Building use (e.g., office, retail, warehouse)
- Approximate floor area
- Number of floors
The SBEM (Simplified Building Energy Model) is a government-approved software tool used to calculate the energy performance of commercial buildings. It models how a building uses energy for heating, cooling, ventilation, lighting, and hot water based on its design and materials. The results are used to generate an Energy Performance Certificate (EPC) for commercial properties, which is required by law for properties being sold, rented, or constructed in the UK.
The system is widely used by Non-Domestic Energy Assessors (NDEAs) to evaluate a building’s energy efficiency, and it helps determine its EPC rating from A (most efficient) to G (least efficient). SBEM also provides recommendations on improving energy efficiency, which can help reduce energy costs and carbon emissions.
This model is particularly useful for assessing larger and more complex commercial buildings, as it takes into account factors like building type, insulation, heating systems, and occupancy.
- Floor plans, if available
- If no floorplans, a rough count of the number of rooms (including WCs)
- Full property address
Once we have provided you with a quote, if you wish to go ahead and book we will also need invoicing details and contact details for whoever will be meeting us on site. We don’t charge up-front, but will invoice you for the work on completion, and release the EPC and Recommendation Report to you upon receipt of payment. Our pricing includes the lodgement of the EPC on the government register, so the price we quote you is the total price you will pay.
After you have booked with us we will contact you or if you prefer an alternative site contact to arrange an appointment. Once we have visited site it takes us about 3-4 working days to produce the report, at which point we will contact you to let you know it’s ready and provide you with an invoice. On payment of the invoice we will email your EPC and Recommendation Report.
