How a Domestic Energy Assessment Works

A domestic energy assessment is a quick, non-invasive survey carried out by an accredited Domestic Energy Assessor (DEA) to evaluate how energy-efficient your home is. The assessment typically takes around 30 to 60 minutes and involves a visual inspection of key features such as your property’s construction, insulation, heating systems, glazing, and fixed lighting. There’s no need for any disruption or intrusive work. The assessor simply gathers the data needed to calculate your home’s energy performance.

This information is entered into government-approved software (RdSAP) to produce your official EPC. The certificate rates your home from A (most efficient) to G (least efficient) and includes a personalised report with recommendations on how to improve efficiency, reduce energy bills, and make your home more comfortable. You’ll receive your digital EPC within 1-2 working days after the visit.

Everything You Need to Know

Getting a domestic EPC is simple, but it’s important to know a few things before booking your assessment, such as whether your property requires an EPC at all. To help you get started, here’s a quick guide to make sure you’re fully prepared.

  • Structures used for two years or less (such as temporary offices or short-term accommodation).
  • Standalone properties with less than 50m² of total usable floor space.
  • Properties slated for demolition.
  • Places of worship.
  • Listed buildings, if energy improvements would negatively impact the historical or architectural character of the building.
  • Certain holiday lets, rented for specific periods and with low energy consumption, may be exempt.

 

Here are the exemption details as one-sentence bullet points:

  • If the cost of energy improvements exceeds £3,500 (including VAT), an exemption may be granted.
  • Should consent from a third party (such as a tenant or planning authority) for energy improvements be unobtainable, this may qualify for an exemption.
  • If the required energy improvements would reduce the property’s value by more than 5%, this could lead to an exemption.
