A Commercial Energy Performance Certificate or EPC is a legal requirement and needed before a commercial property can be put on the market. An EPC summarises the survey of a qualified energy assessor which tells you how energy-efficient the property is.

Commercial Energy Assessment Explained
Our commercial EPC surveys are more detailed than domestic ones and usually involve creating a 3D model of your building using specialist software like Design Builder or IES. One of our qualified Non-Domestic Energy Assessors (NDEA) will carry out the survey, and when you book, we’ll ask a few questions to determine the right assessment level for your building.
During the survey, we’ll take measurements, photographs, and detailed notes on your building’s construction, heating, ventilation, and lighting, however, we don’t assess any industrial processes inside. After the visit, we process the data and create a full 3D model to calculate your EPC rating using the Simplified Building Energy Model (SBEM) methodology.
You’ll receive your commercial EPC along with a recommendation report highlighting ways to improve your building’s energy efficiency.

Everything You Need to Know
Booking a commercial EPC survey with us is simple, but there are a few important things you should know before getting started, including whether your property even needs an EPC. Here’s a quick guide to help you prepare.
- Places of Worship are generally exempt.
- Temporary structures with planned use under 2 years don’t need an EPC.
- Detached properties under 50m² usable floor area may be exempt.
- Properties with a valid demolition order in place are exempt.
- “Low energy demand” properties (e.g., agricultural barns) are technically exempt, but this exemption is unclear and not currently applicable.

- Number of floors
The SBEM (Simplified Building Energy Model) is a government-approved software tool used to calculate the energy performance of commercial buildings. It models how a building uses energy for heating, cooling, ventilation, lighting, and hot water based on its design and materials. The results are used to generate an Energy Performance Certificate (EPC) for commercial properties, which is required by law for properties being sold, rented, or constructed in the UK.
The system is widely used by Non-Domestic Energy Assessors (NDEAs) to evaluate a building’s energy efficiency, and it helps determine its EPC rating from A (most efficient) to G (least efficient). SBEM also provides recommendations on improving energy efficiency, which can help reduce energy costs and carbon emissions.
This model is particularly useful for assessing larger and more complex commercial buildings, as it takes into account factors like building type, insulation, heating systems, and occupancy.

Once we have provided you with a quote, if you wish to go ahead and book we will also need invoicing details and contact details for whoever will be meeting us on site. We don’t charge up-front, but will invoice you for the work on completion, and release the EPC and Recommendation Report to you upon receipt of payment. Our pricing includes the lodgement of the EPC on the government register, so the price we quote you is the total price you will pay.
After you have booked with us we will contact you or if you prefer an alternative site contact to arrange an appointment. Once we have visited site it takes us about 3-4 working days to produce the report, at which point we will contact you to let you know it’s ready and provide you with an invoice. On payment of the invoice we will email your EPC and Recommendation Report.
